Provena Medical Office Building

In 2000, Provena Covenant Medical Center selected Fox Development Corporation (FDC) as its joint venture partner for development of a 48,000 square foot medical office building on the hospital’s main campus. FDC worked with the hospital’s architectural firm, BSA Design, to design a building complementing the architecture of both the main hospital building and the nearby Beckman Institute.

During the course of the project, FDC negotiated a redevelopment agreement with the local municipality, securing TIF benefits for the project; entered into a ground lease with the hospital, providing Provena additional revenue from an underutilized asset; reduced the hospital’s contribution to the project by 50% through value engineering; and facilitated the expansion of an adjacent hotel. The building opened in 2002, and today features a renal dialysis unit, a cardiovascular surgery office suite, a women’s health center, an office for the University of Illinois College of Medicine, an orthopedics suite, and a variety of other tenant spaces.

As an outgrowth of this project, Fox Development also constructed a 7,800 square foot clinic for Provena Covenant. Similar to its work on the main campus, FDC negotiated a redevelopment agreement with the Village of Savoy. The facility opened in 2002 and houses family practice physicians.
