Fox Development Corporation (FDC) is a leading real estate development firm located in Champaign-Urbana, IL. Established in 1984, Fox Development Corporation specializes in the development and leasing of office and retail property in the Champaign-Urbana area. Fox Development Corporation has constructed over one million square feet of class A office space. FDC, LLC is the leasing and property management subsidiary of Fox Development Corporation. FDC, LLC is a licensed real estate brokerage firm with a managing broker responsible for leasing activities for all Fox Development owned or managed facilities.

The Corporate Center

The company’s principal development is the Corporate Center office park. The Corporate Center currently occupies 70 acres, providing approximately 650,000 square feet of Class A office space and housing more than 40 firms. From the gently curving roads to the trees, ponds and maintained common areas, the Corporate Center generates a relaxed, yet professional atmosphere. Bike paths are included for employee exercise and commuting convenience. In addition, office signage is controlled to preserve the aesthetics of the surrounding landscape.

Fox Development Medical Office Experience

Fox Development Medical Office Experience - Fox Development Corporation has developed a number of medical office buildings. These projects have included single practice physicians, multi-specialty clinics, and multi-location hospital systems. FDC worked closely with each health care provider to meet its individual needs. As a result, these projects were structured in many forms, from long-term ground leases with the sponsoring hospital to build-to-suit facilities for individual physicians.

The Shoppes of Knollwood

In a prime location next to the Corporate Center, The Shoppes of Knollwood is one of Champaign-Urbana’s impressive commercial/retail developments. With over 38,000 square feet, and with the addition of Biaggi’s Ristorante Italiano, the Shoppes of Knollwood provides the perfect location for a variety of retail and professional service uses.

The Research Park at the University of Illinois at Urbana-Champaign

In a joint effort with the University of Illinois, Fox/Atkins Development, LLC, a partnership that was formed between Fox Development Corporation and The Atkins Group, was selected to develop The Research Park at the University of Illinois. The Research Park was developed to attract high technology companies to the area, increase research, retain/recruit faculty, employ students, and encourage economic growth in Illinois. The Research Park is a 140-acre development conveniently located on the south side of the University of Illinois Urbana-Champaign campus. Currently, the Research Park features six research and development office buildings, a start-up company incubator facility, a rapid prototyping facility, a daycare and early childhood development center, an amphitheatre, and a hotel/restaurant/conference center under construction. In total there are 70 tenants and over 425,000 square feet of office space with 1,200 employees. The Research Park includes a blend of large corporate research and development offices, small technology companies, and University of Illinois departments. Some of the largest employers in the Research Park include: Yahoo! Inc., State Farm Mutual Insurance Company, Caterpillar Simulation Center, SAIC, and iCyt Visionary Bioscience.

I Hotel and Conference Center/Houlihan's Restaurant

Fox/Atkins Development, LLC and the University of Illinois are working together to construct a I Hotel and Conference Center that will be opening on August 15th with Houlihan's Restaurant opening on August 15th . The complex will be located on the corner of St. Mary's Road and First Street, directly south of University of Illinois Assembly Hall.

Orchard Downs

Fox Development Corporation is part of the local development and design team competing to redevelop Orchard Downs. Fox Development, The Atkins Group, Vermilion Development, Nelson Bryd Woltz, and Hays + Ewing Design Studio have joined together to create a vision for a new sustainable Orchard Downs community.
